Our focused Lettings and Management Service caters for all types of properties both in Gibraltar and Spain.

Our office is based right in the Heart of Town, a prime location, which gives us a high visibility. Properties are marketed on a variety of different platforms; via our website, designed for ease of use with our customers in mind, printed publications and direct to businesses, companies and Government departments. Legal documents are provided and drafted prior to any tenant taking occupancy of a property such as legally binding Tenancy Agreements.

All our tenants are qualified and referenced and we offer both; Property Management and Letting Only Introductory Services, you decide how hard you'd like us to work for you. On all managed properties we offer: periodical property inspections; an emergency repair service; and an inventory service, to safeguard your property and investment. Inventory services may be requested for non-managed properties at a small fee.

If you are looking for properties to rent in Gibraltar or Spain, the options are endless: from Studios and Apartments in Gibraltar to Town Houses and Villas in Spain.

As a guide, prior to taking occupancy of a Gibraltar Rental Property a deposit equivalent to one month's rent is required, together with the first month's rent in advance. Typically, in Gibraltar Lettings, the term or duration of a tenancy agreement will vary from 6 months at minimum to more frequent 12 months renewable tenancies. In Spanish Rentals, similarly, a deposit equivalent to one month's rent is required together with the first month's rent in advance prior to granting a tenancy. The duration of tenancy is contracted from a minimum of 6 months to a maximum of 11 months renewable at both Landlord's and Tenant's discretion.

Employment references and previous Landlord references are required together with proof of identification before tenancy agreements can be drafted.

Once you have identified the area in which you would like to call home, either Gibraltar or Spain, its time to view some properties. Living in Gibraltar proves advantageous on many fronts: employment; education & schooling; and health care. Only if you reside in Gibraltar can you freely claim the benefits provided. Spain offers a plethora of choice, from town or city life, to modern urbanisations, or a peaceful retreat to country life. In many of the areas available to rent in Spain, transport will be required. Many individuals who take up employment in Gibraltar choose to reside in Spain and commute up to 40 minutes. However, if you choose to rent in Spain one cannot apply for residency in Gibraltar and some services will no longer be free of charge, such as schooling & education.

In both Gibraltar and Spanish Lettings, it is the Tenants' responsibility to pay the monthly rent, utilities, such as water, electricity and gas, plus any additional subscriptions they may choose to apply for, such as telephone, internet or satellite TV.

In Gibraltar rentals, it is the Tenants' responsibility to subscribe and connect to the relevant utilities. Water is applied for at Aqua Gib, who will require a Tenancy Agreement, proof of ID and a deposit (£25.00). Electricity is applied for at the Gibraltar Electricity Authority. Again, the same documents are required and there is a deposit and connection fee (£60.00).

All properties should be cleaned by the Landlord at the onset of the tenancy and professionally cleaned by the Tenants prior to checking out at the end of the tenancy. Rates and Service Charges are the responsibility of the Landlord and should not be borne by the Tenant.
